How does Ottawa's clay soil movement affect stucco on foundations?

Ottawa sits on some of the most challenging soil in Ontario for homeowners. The Champlain Sea left behind thick deposits of Leda clay (also called sensitive marine clay) across much of the city, and this soil has properties that directly impact stucco applied to foundation walls and lower exterior surfaces.

Why Ottawa's Clay Soil Is Uniquely Problematic

Leda clay is notorious for its volume change behaviour. When it absorbs water — during spring thaw, heavy summer rains, or from poor drainage — it swells significantly. When it dries out during Ottawa's hot summers, it shrinks and pulls away from foundations. This seasonal cycle creates differential movement in the foundation itself, and that movement transfers directly to any stucco applied to the foundation wall.

The magnitude of this movement is real. Ottawa foundations on Leda clay can experience 10 to 25mm of seasonal vertical movement depending on drainage conditions and the depth of the clay deposit. Some areas — particularly in Orléans, parts of Kanata, Gloucester, and along the Rideau River corridor — have especially deep and problematic clay. This movement creates stresses in stucco that exceed its tensile strength, resulting in cracking patterns that are distinctive: typically horizontal cracks near grade level and diagonal cracks radiating from corners of basement windows.

There's also a more serious concern. Leda clay can lose its strength suddenly when disturbed or when excess water infiltrates — a phenomenon called quick clay behaviour. While full quick clay landslides are rare in urban Ottawa, localized settlement is not. If one section of your foundation settles even 5 to 10mm more than an adjacent section, the resulting differential movement will crack stucco along the boundary of the settlement zone.

Stucco on Ottawa foundation walls needs to account for this movement. The most effective approach is using control joints (also called expansion joints) at closer intervals than you'd use on a stable-soil site — every 2 to 3 metres rather than the standard 3 to 5 metres. These joints allow the stucco panels to move independently, concentrating any cracking at the joint location where it's hidden by the sealant.

A flexible transition joint between the foundation stucco and the above-grade wall stucco is critical. The foundation moves differently than the framed wall above it, and a rigid connection between the two will crack every time. A proper detail uses a control joint with backer rod and elastomeric sealant at this transition, accommodating 5 to 10mm of differential movement.

Drainage is your first defence: Most clay soil damage to foundations — and by extension, to foundation stucco — is worsened by poor drainage. Ensure your grading slopes away from the house at a minimum of 5% for the first 2 metres. Keep downspouts extended well away from the foundation. In severe cases, interior or exterior weeping tile connected to a sump pump may be necessary — a significant investment at $8,000 to $15,000 for exterior excavation, but it addresses the root cause.

If you're seeing new cracks in foundation stucco, especially cracks that are wider at the top than the bottom, or cracks accompanied by doors or windows that have started sticking, get a structural assessment before repairing the stucco. Patching over symptoms of active foundation movement is wasted money — typically $300 to $600 for the stucco repair that will just crack again within a season. Address the soil and drainage issue first, then repair the stucco once the foundation has stabilized.
