How much does it cost to parge a basement foundation wall in Ottawa?

Parging a basement foundation wall in Ottawa costs between $1,000 and $4,000 for a typical residential home, with most projects falling in the $1,500 to $2,800 range. The per-square-foot cost is usually $5 to $11, depending on the condition of your foundation, accessibility, and the parging system used.

Interior vs. Exterior Foundation Parging

It’s important to clarify which foundation walls you need parged, because the scope and cost are very different:

Exterior foundation parging (the visible portion above grade) is the most common request. Most Ottawa homes have 2 to 3 feet of exposed foundation, giving you roughly 150 to 350 square feet of surface area around the perimeter. This is primarily cosmetic and protective — it keeps the concrete looking clean and prevents surface water from penetrating the porous block or poured concrete. Cost: $1,000 to $3,000.

Interior basement wall parging is a different job entirely. This involves coating the interior face of your foundation walls, usually as part of a moisture management or finishing strategy. If you’re parging the interior of a full basement (say 800 to 1,200 square feet of wall), expect $2,500 to $5,500. The first coat fills voids and creates a uniform base, and the second coat provides the finished surface and weather resistance. One important consideration: if your foundation has active water infiltration — damp spots, efflorescence (white mineral deposits), or actual leaks — parging over these issues will not fix them and may actually make things worse by trapping moisture. Address the water problem first, then parge. A good contractor will point this out rather than just coating over the problem.

Timing-wise, exterior parging should be done between May and September in Ottawa for best results. The parging needs several days of above-5°C temperatures to cure, and you want at least a month of warm weather after application before the first hard freeze.
