What causes stucco to flake and peel on older Ottawa homes?

Flaking and peeling stucco on older Ottawa homes is a frustrating but very common issue, and it usually comes down to a handful of root causes — many of them related to how stucco was originally applied decades ago and the punishment Ottawa weather dishes out year after year.

The Main Culprits Behind Flaking Stucco

Freeze-thaw cycling is the single biggest factor. Ottawa sees roughly 50–70 freeze-thaw cycles per winter. Every time moisture inside the stucco freezes, it expands by about 9%, creating micro-fractures. Over decades, those fractures multiply until the surface layer starts separating in flakes and sheets.
