What is the difference between barrier EIFS and drainable EIFS in Ottawa?

This is one of the most important distinctions in the EIFS world, and it's especially relevant for Ottawa homeowners because our climate makes the choice between these two systems a matter of long-term wall health — not just preference.

Barrier vs. Drainable EIFS Explained

Barrier EIFS is the original system design from the 1970s–1990s. The EPS foam insulation board is adhered directly to the wall sheathing with no gap or drainage mechanism between them. The system relies entirely on the integrity of the outer finish coat, sealants, and flashings to keep 100% of water out. If no water gets in, it works fine. But if water does penetrate — through a failed sealant joint, a crack, or poorly detailed window flashing — it has nowhere to go. It sits trapped between the foam and the sheathing, leading to rot, mould, and structural damage that can go undetected for years.

Drainable EIFS adds a critical layer: a drainage plane and air gap between the foam board and the sheathing. This can be achieved through grooved foam boards, a drainage mat, or vertical adhesive ribbons that create channels. Any water that does get behind the finish coat drains down to weep screeds at the base of the wall and exits the system. It's a "belt and suspenders" approach — the finish coat still acts as the primary water barrier, but the drainage plane provides a safety net.

Here's why this matters so much in Ottawa:

• Freeze-thaw damage. Ottawa sees 50+ freeze-thaw cycles annually. Trapped moisture behind barrier EIFS freezes, expands, and delaminates the system from inside. Drainable EIFS lets that moisture escape before it freezes.- Driving rain. Ottawa receives significant wind-driven rain, particularly from the northeast. Even small imperfections in sealant joints can allow moisture intrusion under pressure.- Ice damming. Snow and ice buildup at the base of walls, around window sills, and at roof-to-wall transitions can force water into the system at vulnerable points.

What the code says: The Ontario Building Code now effectively requires drainable EIFS for all new residential construction. While the code doesn't name EIFS specifically, its moisture management provisions (including requirements for a drainage plane behind exterior cladding) make barrier EIFS non-compliant for most new residential applications. Any reputable Ottawa EIFS contractor will install drainable systems as standard practice.

Cost difference: Drainable EIFS adds roughly $1.50–$3.00 per square foot to the installed cost compared to a barrier system — primarily for the drainage mat or grooved board and the additional flashing details. On a typical Ottawa home with 1,500 square feet of EIFS cladding, that's an extra $2,250–$4,500. Given that remediation of a failed barrier EIFS wall can cost $30,000–$80,000+, the drainage upgrade is one of the best investments you can make.

Many barrier EIFS walls have performed well for decades, but those with any history of leaks, poor flashing details, or deferred sealant maintenance may have hidden moisture problems that need addressing before they become structural issues.
